LAND TO KEYS IN HAND

A vision for home.
A clear way forward.

You don’t need to have the land, the plans, and every answer before we meet. Our process starts with understanding your life, then brings the right people and decisions together in a deliberate sequence.

01
Understand your priorities

An in-home consultation.

We come to your home to hear what prompted you to consider building. We learn what works, what doesn’t, what matters most, and what you want your next home to make possible. We also discuss your land situation, timing, and overall investment.

02
Make the possibilities tangible

An invitation to our office.

When there’s alignment, we invite you to the True North office. We revisit your goals, explore preliminary design direction, discuss your homesite or land-search strategy, and begin mapping budget ranges and the steps ahead.

03
Understand the team and the systems

See how your project will run.

During the office meeting, we show you how we work: budgets, vendor pricing, scheduling, selections, project information, and accountability. We explain our flat-fee approach and where professional services fit into your project.

04
Define scope and responsibilities

Begin pre-construction.

A formal pre-construction agreement defines the next phase. We coordinate deeper site evaluation, plans, design input, and budgeting. We explain the fee, the deliverables, and any separate professional costs before this work begins.

05
Bring every discipline together

Design the whole experience.

The right specialists come into the process for your scope: architecture and planning, interior design, landscape architecture, engineering, and site coordination. Selections and outdoor spaces are considered alongside the house.

06
Coordinate the work

Align the scope. Then build.

We bring the design, scope, pricing structure, and construction agreement together. Our team coordinates permitting, trades, sequencing, and construction, with project updates and budget information keeping you connected along the way.

07
Completion and handover

Walk through. Take the keys.

As construction reaches completion, we coordinate the final inspections and walkthrough, address closeout items, and prepare for handover under your construction agreement. The plan becomes the place you call home.

A FEW QUESTIONS, ANSWERED

Before we meet.

Do I need to own land already?

No. We can begin with your goals and discuss a homesite evaluation or land-search strategy. If you already own land, we start by understanding the property and what it will require.

What happens at the first appointment?

We meet at your home to understand your needs, priorities, timing, land situation, and investment expectations. The purpose is to decide together whether the next planning conversation at our office makes sense.

What is the office meeting like?

We explore design direction and preliminary scope, discuss budget ranges, and show you the systems behind the work. If we’re aligned, we explain the formal pre-construction engagement and its next steps.

Does your team help with interiors and landscape?

Yes. We coordinate specialists and professional partners for the disciplines your project needs, including interior design and landscape architecture. Their scope and professional costs are clarified for your project.

How long will my project take?

Timing depends on land and site conditions, design, approvals, scope, selections, and construction requirements. We discuss preliminary expectations early and refine the schedule as the project becomes defined.

How do you keep me informed?

Our process uses project information, budget tracking, scheduling, selections, and updates to keep the work visible. At the office meeting, we can show you how that experience works.
